​This A​uthorized hearing is located in the Pleasant Grove neighborhood, a residential area southeast of Downtown Dallas.[AT1.1][PJ1.2] The Seaford Drive Authorized Hearing includes 10 properties and is adjacent to the commercial corridor along Buckner Blvd & Lake June Rd. The process will examine existing conditions, while engaging in community meetings discussing future land use and provide recommendations for how zoning can support the community's vision.

WHERE ARE WE NOW? 

  • The first public meeting is scheduled for Tuesday, July 21st, 2026, from 6:00pm – 7:30pm at Pleasant Grove Library. Please see below for details on details. 
  • The City Plan Commission (CPC) has been requested to authorize a public hearing for this area. Authorization memo submitted by CPC on September 2, 2021 (Z201-354).
Background
Seaford Drive was authorized September 23, 2021, by the City Planning Commission, please see linked memo.  The Seaford Drive Authorized Hearing encompasses approximately 2.53 a​cres; the current zoning is Community Retail District (CR) with a D Liquor Control Overlay.

Scope & Objective

The purpose of this authorized hearing is to evaluate and consider appropriate zoning for the designated area. This may include, but is not limited to:
  • Protecting residential uses by ensuring compatibility with current nonresidential uses and anticipated future development.
  • Reviewing and establishing appropriate land uses and development standards.
  • Bringing existing nonconforming uses into zoning compliance.
  • Applying other zoning regulations as necessary.

The authorized hearing area is generally bounded by:
  • North: Maddox Avenue  |  South: Alto Garden Drive
  • East: Alley between properties fronting Seaford Drive and Buckner Blvd.  |  West: Seaford Drive

  • Addressing land use incompatibility and inconsistencies
  • Developing recommendations for zoning changes
