Short-Term RentalsSocial Graphic_Banner.jpg

Did you know all short-term rental owners are required to register their property with the City of Dallas? Go to dallas.munirevs.com to register your property today!

A short-term rental is any residential property or part of a property rented for 30 days or less. This includes homes or other units, such as a garage apartment or backyard cottage, listed for rent on Airbnb, VRBO, HomeAway, and similar websites.

In addition to registering, short-term rental owners are also required to collect hotel occupancy taxes (HOT) from their guests and report and pay all HOT to the City every month.

Paying online

The City accepts ACH debit, ACH credit, and Visa, MasterCard, and Discover credit card payments. You may use your credit card only when paying online, and a 2% convenience fee will be applied to all online credit card payments. The City does not accept in-person credit card payments or any wire payments for HOT or Tourism Public Improvement District (TPID) fees (if applicable).

Frequently Asked Questions

1. What if I can't use the online system?

Please contact the City at (214) 670-4855 or (214) 671-8508. We will mail you a registration form to complete and mail back to us. Once we review and approve your form, we will provide you with the new tax form.

We accept check payments by mail or at City Hall, 1500 Marilla St., Room 2DS (Special Collections payment windows). The City does not accept in-person credit card payments or any wire payments for HOT or TPID fees.

2. Can I file my report online but mail my check or pay in person at City Hall?

The new system will allow you to file online and make your payment separately by mail or in person. However, your HOT filing will not be considered complete until we receive your payment. The City will honor either the date you bring it in person or the postmark date. Late payments may result in lost discounts, penalties, and interest.

3. How much does the City collect for HOT?

The City collects 7% of the cost of the room. This does not include the cost of any food served or personal services not related to cleaning and readying the space for the guest.

4. What if I don't have any guests in a particular month?

A monthly HOT report is due even if you have no rentals that month.

5. When are my payments due?

HOT reports and payments are due to the City by the 15th day of the month after the month the tax is collected. For example, reports and payments for collections in September are due by October 15. If the 15th day is a weekend or holiday, reports and payments are due by the next business day. If they are sent by mail, we will honor the postmark date.

The table below shows the amount due based on the date we receive your report and payment:

Submitted/postmarked by the 15th

1% discount on taxes due

1 to 10 days late (16th-25th)

All taxes due (no discount)

11 to 30 days late (beginning on the 26th)

All taxes due + 15% penalty

More than 30 days late

All taxes due + 15% penalty + 10% annual interest beginning the day after the due date
