In 2019, a city-initiated zoning review for the Julius Schepps/ McCommas Bluff/Floral Farms area. Meetings were held to discuss appropriate zoning, development standards and other appropriate regulations for the area to be recommended to the City Plan Commission and potential adoption by City Council. The area generally bounded by Julius Schepps Freeway to the west, McCommas Bluff Road to the south, Union Pacific Railroad to the east, and River Oaks Road to the north, containing approximately 522.18 acres.

On Thursday, March 7, 2024, a public hearing and consideration of this request Z189-341(OTH) was heard by City Plan Commission to determine the appropriate zoning for the area to include but not limited to uses, development standards, and other appropriate regulations in an area. The case was held under advisement until May 2, 2024. The zoning case is currently scheduled to go to City Council on Wednesday, December 11, 2024.
