CODE AMENDMENT

Considering updates to Park Land Dedication requirements in the Dallas Development Code regarding fees and dedication requirements to conform to recent State legislation.

Summary

Currently, in order for a new development to obtain a certificate of occupancy from the City, the project team must either dedicate private land for public parks or pay one of two fee options to financially support new parks around the Dallas.

The proposed code amendments would update these requirements for residential and lodging uses in order to conform with new requirements in Texas Senate Bill 929, passed at the 88th Legislature in 2023. Fee options would be reduced from two to one, and the fee calculations would be updated to conform to SB 929. These amendments would also move these regulations from Article 4 of Chapter 51A to a newly created Article 14, "Park Land Dedication".
