About the Board of Adjustment

The Board of Adjustment is a fifteen-member citizen board divided into three, five-member panels appointed by the City Council to hear and take appropriate action in a quasi-judicial hearing on requests for variances and special exceptions to the Development Code regulations, appeals from decisions of the Administrative Official made in the enforcement of the Development Code, and on termination of non-conforming uses.

The Board of Adjustment aims to uphold the meaning and spirit of the zoning ordinances as enacted by City Council.

Purpose

To consider individual requests whereby applicants contend that they cannot comply with provisions set forth in the Dallas Development Code.

INITIATING THE BOARD OF ADJUSTMENT PROCESS
A consultation is required before applying to the Board of Adjustment (BOA). 
During this consultation, staff will help determine whether Board action is the appropriate path for addressing your zoning issue. If Board action is needed, you will be instructed to submit your application through the DallasNow Portal for a complete prescreen review.  For additional information regarding the Board of Adjustment, to schedule a consultation and/or to streamline your project, please send an email to BOAprescreen@dallas.gov or contact one of our Senior Plans Examiners: Nora Castañeda at (214) 948-4501 or Sara Etebari at (214) 948-4214.
