What the Multi-Tenant Inspection Program Means for You

The Multi-Tenant Inspection Program was created to provide a safe, clean, and healthy living environment for residents of multi-tenant properties as well as a cohesive environment with adjacent properties of differing uses such as single-family neighborhoods, retail, office, etc. The program, introduced in 1994, has evolved to include licensing and response programs, and swimming pool inspections. This program aims to alleviate poor living conditions and inform apartment tenants of remedies to those conditions.

The Dallas City Code gives Code Compliance the authority to enforce remediation of the following violations:

Interior:

  • Holes in walls, ceilings or floors
  • Insect/rodent infestation (including bed bugs)
  • Weather/water tight (weather stripping)
  • Hot water (minimum temperature of 120˚F)
  • Peep hole/keyless deadbolt lock
  • Missing electrical switches or cover plates
  • Exposed wiring
  • Inoperable A/C (April 1st—November 1st if no window screens are provided)
  • Inoperable Heating (November 16th—March 15th)
  • Water tight sink, water closed, tub or shower (missing tile, etc.)
  • Water Leaks
  • Smoke Alarms
  • Improper sewage discharge

Exterior:

  • High weeds
  • Litter • Graffiti
  • Junk Motor Vehicles
  • Pot holes in parking lot
  • Required fencing
  • Overflowing dumpster
  • Broken windows/doors
  • Decayed/exposed wood
  • Unsound stairs, rails or balconies
  • Trip hazards • Holes or cracks in walls
  • Inadequate security lighting
  • Pool safety

Note: While the Department of Code Compliance strives to address all citizen complaints, the Dallas City Code does not give us any jurisdiction to enforce remediation of the following:

  • Mold
  • Inoperable elevators
  • Evictions
  • Utilities shut off if any rent or balance is due
