Single-Family Rental Registration and Inspection Program

The Code Compliance Single-Family Rental Registration and Inspection Program requires annual registration and renewal of rental properties (single-family homes, duplexes, and condominium units In Dallas). The program also requires single-family rental properties to be inspected at least once every five years but not more frequently than once a year. The program does not limit the number of complaint-based inspections that can be conducted. All the inspections are performed by a City Code Officer and include the interior, exterior, and premise.

Code Compliance Self-Certification Program

Code Compliance Services' Self-Certification program exists to provide high-scoring and compliant properties the opportunity to operate with minimal disruption from graded/ comprehensive inspections while allowing city staff to focus on properties with greater need. In December 2021, Dallas City Council amended Ch. 27-42 of the Dallas City Code for the incorporation of the Self-Certification program.

To qualify for the self-certification program, single-family rental properties must resolve any violations found after an initial graded inspection. Single-family rental properties DO NOT have to score a 90% or above on an initial graded inspection.

Single-Family Rental Program

Beginning on October 1, 2023, owners of rental properties (single-family homes, duplexes, and condo units) in the City of Dallas will be required to register their properties annually by submitting an online registration application, a non-refundable fee of $53 and an annual Owner's Self Inspection Checklist with the affidavit for each dwelling or unit.  The program also requires the City of Dallas to conduct a comprehensive inspection at least once every five years.  (Ref: Chapter 27)  

Registration forms may be submitted online beginning January 1, 2017.
