The South Dallas/Fair Park Plan (SDFP) is the culmination of four years of work by community members, stakeholders, SDFP Task Force and Dallas Planning & Development. The SDFP Plan provides and equitable vision for the future of South Dallas. More than 100 community events were held as a part of this planning process including: community meetings, community tours, information sessions, workshops, stakeholder meetings and more.

WHERE ARE WE NOW?


  • On April 24, 2025, SDPF Area Plan will be briefed to City Plan Commssion (CPC)
  • On May 8th, 2025, City Plan Commission (CPC) public hearing will be held to take public comments.

BACKGROUND

On Thursday, January 23, City Plan Commission (CPC) approved this area plan to move forward to the Dallas City Council. See the PowerPoint presentation here.

Dallas Planning & Development Department and District 7 Councilmember Adam Bazaldua have initiated an area planning process for South Dallas/Fair Park. The purpose of this plan will be to communicate a cohesive land use vision, guide investment and growth, and identify metrics to measure success. Topics of discussion will include zoning, housing investment, business corridors, transit-oriented development, and other catalytic projects.

The area is generally bounded by BNSF Railroad to the Southwest closest to the Trinity River, the DART Railroad right-of-way to the Northwest closest to Downtown, the DART Railroad right-of-way North of Fair Park, and White Rock Creek to the East. This area includes the following neighborhood organizations: Bertrand, Bexar Street, Connection, Bonton, Colonial Hill, Fair Park Estates, Mill City, Pea Penn Estates, Phillis Wheatley Neighbors, Revitalize South Dallas Coalition, South Blvd/Park Row, St. Phillips, Queen City and Woodlawn. 

In November 2020, a taskforce of community leaders and stakeholders was created to provide initial input and help guide the public input process. A robust community engagement schedule will kick off in early 2021 and continue through the year with a plan adoption by City Council in 2022. The Planning effort will be done in parallel with the update to the ForwardDallas 2.0 and will be incorporated in the update upon adoption.
