Interactive Maps

  • Zoning Map: Our zoning map is designed to provide a wealth of GIS information on specific sites and areas.  The legend can be used to display various layers and overlays.  Over 25 base maps are available for use.  The draw menu allows for markups to your map.  Options are also available for printing, measurements, and various other features.

  • Dallas Interactive Maps Homepage (all maps): This is a link to all of our GIS homepage.  It contains all our GIS information, including the Thorough Fare Plan, Capital Improvements, Economic Development and many more.  There are also links to many other GIS resources.

DallasNow

As of May 5, 2025, the City of Dallas uses DallasNow for submittal of Current Planning applications inlcuding a new referral system used to directly guide customers throu the rezonign process. 


Current Planning Request (CPR) Record:   

Current Planning Request (CPR) Record is the new referral system to learn more about rezoning in the City of Dallas. CPR Records are initiated by staff.  For customers considering a rezoning? Contact staff by phone at 214-670-4209 or email at ZonApps@dallas.gov. You may also be referred to other city departments or divisions of Planning and Development, if rezoning is an option being considered. 

CPR Process:
 - Provide details of your request to staff, including specific site information and the reason rezoning may be needed. 
 - After submission, you will receive an email to set up an appointment for a Current Planning consultation.
 -  During this consultation, the rezoning process will be reviewed.
 -  If the customer chooses to proceed, the next stop is with our GIS Division to complete the legal description review process. After the legal description is completed, the customer can now use the CPR record number to create a rezoning request utilizing the online DallasNow system. The following record types are dependent upon completion of the CPR record prior to submittal.

  • Miscellaneous Zoning (MZ) Record: The MZ record was previously split into the development plan and minor amendment plan review processes. While the two case types still exist and follow unique paths, they are now grouped into the MZ record due to the administrative tendency of these record types. 
  • Zoning (Z) Record: The Z record is any combination of rezoning requests including general zone change, specific use permit, planned development district, and voluntary deed restrictions. 

The variety of record combinations means the system will require different documentation depending on the requirements of those application types requested.


Current Case Schedules

Shedules for Current Zoning Case and the Current Alcohol Variance .  Current Planning accepts 10 applications for each review cycle, however this number is based on case complexity and staffing.  Submitted applications will be reviewed and assigned to the appropriate review cycle depending on the number of applications received for each deadline.  If there is a surplus for a deadline, the application will  be assigned to the next review cycle.

  • Alcohol Variance Application : This application is for Alcohol Variances from the minimum distance regulations related to alcohol sales. This process includes filling out the digital application and submitting required documents with the application copy via email for preliminary check to ZonApps@dallas.gov. 

Book a Consultation
There are two types of consultations:

  • Current Planner Consulation: Schedule an appointment with a Current Planning Planner to discuss rezoning requests, review checklist items before submitting, or to discuss the zoning change process and what is needed for an application.   Book Current a Planning consultation or appointments can be made one-day in advance by calling 214.670.4209.  
  • Zoning Staff Consultation:  Schedule an appointment with Zoning staff to discuss development and uses currently allowed on a property including zoning interpretation and regulations, development regulations, building sites, permit processes, inspections. Book a Zoning Consultation or appointments can be made by calling 214.948.4480, in person at 320 E. Jefferson Blvd, Rm 118 or online. 

City Plan Commission

The City Plan Commission (CPC) acts as a quasi-judicial board and advisory committee to City Council.  Public meetings are generally held on a bi-weekly basis.  To speak on a specific item on the agenda at the next meeting, you can register here.  The home page contains instructions on speaker registration, public meeting schedule and attendance, member information, and more.  The page also provides links to each of the subcommittee pages, including:

Zoning Regulations - Volume III, Chapter 51A, Article IV
View zoning regulation provisions.  There are other provisions that apply in conjunction with these provisions, but Article IV is where the bulk of the provisions for zoning are located.  The Zoning Districts Standards Overview Chart is a summary comparison for many of the provisions in various zoning districts.  This Zoning Districts page can be a helpful quick reference, but there may be exceptions and updates, so always consult the code for updated regulations.

Sign Regulations - Volume III, Chapter 51A, Article VII

Dallas Development Guide

The Dallas Development Guide is a guide to the Development Review Process.  It provides a summary overview of the process, describes what circumstances will trigger a particular review, and provides flow charts showing the chronological processes that must be completed before proceeding to further reviews. It is not intended to provide every technical detail or requirement of each review that makes up the development review process, the intent of this guide to provide an overview of the city Permitting / Processing system, while aiding to identify any potential issues early in the process.
