​Zoning Districts - Residential - MF-3(A) - Multifamily District

​The attached documents list the general guidelines to the Yard, Lot and Space Regulations. There may be exceptions to this information. See 51A-4.100 of the Dallas Development Code for specific details.

Front Yard

Minimum front yard is:

15 feet

Urban Form Setback

An additional 20 foot front yard setback is required for that portion of a structure over 45 feet in height

Side Yard

Minimum side yard is:

20 feet - adjacent to or across alley from R(A),D(A), TH(A), CH, MF-1(A), MF-1(SAH), MF-2(A), MF-2(SAH)

10 feet in all other cases

Rear Yard

Minimum rear yard is:

20 feet - adjacent to or across alley from R(A),D(A), TH(A), CH, MF-1(A), MF-1(SAH), MF-2(A), MF-2(SAH)

10 feet in all other cases

Tower Spacing

An additional side and rear yard setback of one foot for each two feet in height above 45 feet is required for that portion of the structure over 45 feet, up to a total setback of 30 feet. This subparagraph does not require a total side or rear yard setback greater than 30 feet.

Setbacks may be greater or lesser due to exceptions in the Dallas Development Code, exceptions include, but not limited to, platted building lines and more restrictive zoning district setbacks in the same block.

Height

Maximum structure height is: 90 feet

Note: If height over 26 feet, structure may not be located in residential proximity slope originating in Residential, Duplex or TH district

Dwelling Unit Density

Maximum dwelling unit density is 90 dwelling units per net acre

Floor Area Ratio

Maximum floor area ratio is 2.0

Lot Coverage

Maximum lot coverage is:

60% for residential structures

Aboveground parking structures are included in lot coverage calculations

Surface parking lots and underground parking structures are not included.

Lot Size

Minimum lot size for residential use is: 6000 square feet

Minimum lot area per dwelling unit is as follows:
