Front Yard
Minimum front yard is:
20 feet
In this district, a manufactured home may not be located closer than 20 feet to a to public street right-of-way or a private drive used for access, circulation or service to the lot or stand where a manufactured home is located.
Side Yard
Minimum side yard is:
10 feet
Rear Yard
Minimum rear yard is:
10 feet
Setbacks may be greater or lesser due to exceptions in the Dallas Development Code, exceptions include, but not limited to, platted building lines and more restrictive zoning district setbacks in the same block.
Height
Maximum structure height is: 24 feet
Dwelling Unit Density
No maximum dwelling unit density
Floor Area Ratio
No maximum floor area ratio
Lot Coverage
Maximum lot coverage is:
20% for residential structures
25% for nonresidential structures
Aboveground parking structures are included in lot coverage calculations
Surface parking lots and underground parking structures are not included.
Lot Size
In this district, a manufactured home must have the following minimum lot area:
1500 square feet for a manufactured home on a transient stand; or
4000 square feet for a manufactured home on a subdivided lot.

Additional Provisions
In this district, no person may locate a manufactured home nearer than 10 feet to the side line of any lot or stand, and
the minimum space between adjacent manufactured homes must be 20 feet.
